Conveyancing without the headache

New Build Properties

At Robertsons Solicitors, we have extensive experience and expertise in new builds. We ensure your purchase goes through as smoothly as possible. New builds often come with stricter time limits than standard property purchases, so it’s advised to talk to a conveyancer as early as you can. Buying ‘off plan’ can bring unique challenges, and our expertise in this niche area of property law ensures you are well-prepared.

Our Commitment

Every property purchase or sale is different, and we recognise that. At Robertsons Solicitors, our service is tailored to your needs. You will have a designated contact who will keep you updated on the progress of your house purchase, sale, or remortgage.

We understand that nobody needs unexpected expenses when buying or selling property. That’s why we clearly explain the fees we’ll be charging, including all disbursements, so you know exactly what you’re spending. We don’t hide fees or add extra costs. Unless something clearly unexpected happens, the price you are quoted is the price you pay.

Conveyancing is the legal process of transferring property ownership from one person to another. It involves various stages, including contract preparation, searches, and the exchange of contracts.

The conveyancing process can take anywhere from 6 to 24 weeks, depending on the complexity of the transaction and the parties involved. Our team aims to complete the process as efficiently as possible.  The average process takes between 8-12 weeks.  It can be quicker or slower depending on the parties in the chain.  For example, if you are a first time buyer, purchasing a new build property with a mortgage in principle, it could take 16 weeks.  However, if you are buying a leasehold property that requires an extension of the lease, this can take significantly longer, between 3-6 months. The time taken for the sale of the property will be affected by enquiries that the purchser makes.

Conveyancing costs can vary depending on the property's value and the specific services required. We provide clear, upfront pricing, including all disbursements, so you know exactly what to expect.

Yes, we have extensive experience in handling high-value property transactions, including country estates and luxury homes. Our expertise ensures a smooth and efficient process.

To ensure a smooth conveyancing process, engage a skilled conveyancing solicitor early, provide all necessary documents promptly, and maintain clear communication with your solicitor and other parties involved.
